Commercial Electrical Contractors In Edinburgh

Electrical installations planned around your building, your people and your working day. From an office alteration to a commercial fit-out, start with a clear scope and a practical handover.

Electrical Work With A Defined Scope

A commercial electrical project starts with how the premises will be used. A facilities manager adding workstations needs a different arrangement from a contractor fitting out a restaurant or a landlord preparing an empty unit. We help turn that brief into an electrical scope covering distribution, circuits, lighting, containment and the interfaces with other trades.

Tell us whether you control the whole building or a single tenancy. Shared risers, landlord supplies and common escape routes can change what is possible and who must approve it. An early review of existing drawings, electrical records and lease responsibilities helps avoid designing work around the wrong assumptions.

For Edinburgh premises, include delivery restrictions, plant-room access and any protected building fabric in your initial enquiry. These are project questions to resolve before installation begins. A proposal should say what is included, what needs a site visit and which decisions remain with your landlord or design team.

What An Installation Can Include

Typical scopes include additional socket circuits, commercial lighting alterations, distribution-board changes and power for fixed equipment. The design needs to consider the existing supply and connected loads rather than simply counting spare ways in a board. Spare physical space does not establish that electrical capacity is available.

For fit-outs, agree the equipment schedule before cable routes are finalised. Kitchen equipment, ventilation, IT infrastructure and access-control systems may each need their own coordination. We can discuss the electrical side of those interfaces, with specialist equipment commissioning allocated clearly in the project scope.

Existing defects should be separated from new installation work in the quotation. If the condition of the retained installation is uncertain, a commercial EICR can help establish the starting point. It is better to identify that need before the programme depends on connecting new equipment.

Standards And Safe Working

The Electricity at Work Regulations 1989 set duties for electrical systems at work. BS 7671, the IET Wiring Regulations, provides the technical framework for installation design, construction and verification. The designer should identify the applicable edition and amendments for the project rather than rely on an old specification.

Safe isolation and control of access form part of planning the work. A building that stays occupied needs agreed separation between work areas and people using the premises. Ask for the proposed working arrangements, the documentation required by your site and the isolation responsibilities before the start date is agreed.

Building warrant requirements and any consents should be checked for the specific Scottish project. Electrical certification and building standards approval serve different purposes. Do not assume one replaces the other or that a quotation automatically includes obtaining every consent.

From Brief To Handover

First, send the premises type, location and intended change. Include available plans and your target programme without sensitive security information. We use that detail to identify the right next discussion and whether a survey is needed to define the installation.

Next, review the existing supply, routes, access and operational constraints. Agree the scope, exclusions and sequence in writing. For an occupied site, identify which departments or tenants need advance notice of an outage and who can authorise it.

Installation then follows the agreed design and site arrangements. Inspection and testing come before the completed work is put into normal service. The handover should include the appropriate electrical certificate, test results and useful information for the person who will maintain the installation.

What Affects The Cost

The amount of new cabling, containment and distribution equipment affects the quotation. Access above ceilings, existing installation condition and the distance to suitable supplies also matter. Work that needs specialist access equipment or careful protection of finishes should be identified during scoping.

Programme constraints can change the labour required. Phased working, multiple visits and access outside your normal operating hours need to be discussed rather than assumed. We do not publish a price before the electrical requirements and site restrictions are understood.

A useful quote distinguishes installation, testing, documentation and optional items. Ask how variations are agreed if concealed conditions change the scope. If a supply upgrade or another specialist is needed, establish that dependency before treating the installation programme as confirmed.

Questions Before You Book

Straight answers to help you plan the next step.

Can Electrical Work Be Phased Around Occupied Premises?

Commercial electrical work can be phased around occupied premises when access, isolation and safe separation can be agreed. Tell us which areas must remain operational and which equipment cannot lose power without a controlled shutdown. The proposed sequence and any work outside normal hours should be included in the scope before you commit.

What Documents Should An Installation Handover Include?

An electrical installation handover should include the appropriate certificate and supporting inspection and test information for the work completed. Depending on the scope, useful additions include updated circuit schedules, marked-up drawings and equipment instructions. Agree the document list before work starts so your facilities team knows what will be available at completion.
